Do first home buyers pay stamp duty in WA? First home buyers in WA receive a full stamp duty exemption on new homes valued up to $430,000. A concessional rate applies for properties between $430,000 and $530,000. These concessions apply to new homes only — established property purchases pay standard rates.

How the first home buyer concession works

The First Home Owner Rate of Duty provides significant stamp duty relief for eligible first home buyers purchasing a new home in Western Australia. If the property is valued at $430,000 or less, you pay no stamp duty at all — a saving of up to approximately $14,440 compared to the standard rate. For properties valued between $430,000 and $530,000, a concessional rate applies that gradually phases out as the value increases.

Above $530,000, the standard duty rate applies in full. This means there is a significant financial incentive to purchase a new home under the $430,000 threshold if possible.

New homes vs established homes

The stamp duty concession for first home buyers only applies to new homes — properties that have never been lived in. If you are purchasing an established home, standard duty rates apply regardless of whether you are a first home buyer. However, the $2,000 Home Buyers Assistance Account can help offset some of the incidental costs.

Vacant land concession

If you are buying vacant land to build a new home on, you may qualify for a separate concession. Vacant land valued at $300,000 or less can attract a full duty exemption for eligible first home buyers. This is separate from the home purchase concession and can result in additional savings if you are building rather than buying.
